Your vision is waiting. You simply will not find another parcel of undeveloped property with such privacy and water views.

How much property is this parcel?

Together, these two separately deeded lots total approximately 1.6 acres.

What is the address?

This is undeveloped land and does not yet have a mailing address. In the Gallery, you can see satellite photos which provide more detail. If you are interested in looking at the property, please contact us for a prospective buyer's package which includes driving directions.

What utilities are available?

The property will have access to the public water system in Anne Arundel county. A private, mound-type septic system is required to ensure the sanctity of the environment. The property successfully passed the perc and the septic system was designed and approved based on the previously developed house plans. All documents and approvals, while expired, will convey to the buyer to ease the building process.

What is the status of the parcel?

The 25'x100' individual historical lots were compiled and combined by a local builder for a peaceful parcel on which to build their own retirement home. They opted to stay closer to family and sold the property. At the time of that sale in 2008, house plans had been completed, site engineering done and the septic and building permits had been issued. Those documents have since expired but much of the difficult work is done and all documents and plans will convey to the new owner. Some site work is needed since the parcel has been untouched since early 2009 and the forest is thriving. This parcel is an isle of tranquility within easy commuting distance of Washington DC and Baltimore.

Can we visit the property?

Of course! Please email us first for a prospective buyer's package which will give you some instructions on landmarks to look for during your walk. Please be aware you visit at your own risk and we suggest you bring boots and watch out for ticks. This is secluded forest and you can expect to see some deer and perhaps the local fox. When you are on the land, please be courteous of the neighbors. You won't be able to see them but we ask that you respect the peace and tranquility during your visit.

The current owner bought the property in 2008 with plans to build a family home. Circumstances changed and the owner has attempted to sell the property through conventional means several times in recent years. However, this special property cannot be truly appreciated through a conventional real estate approach. We are not interested in a quick transaction that simply results in commissions. We are interested in finding the right person, or family, who has a dream of waterfront living and a vision for doing something others can't see.

Since the most recent listing, we have organized the files and previous permit and site plan information and engaged a drone pilot for photography and video footage. The owner has done the work to help the perfect buyer understand the beauty of what is possible. Summer is in full bloom on the property and the canopy of shade trees provides a protected oasis from the summer heat.
